At the centre of our service is remembering that every client is an individual, as is their property.  Our aim is to minimise the effort and stress that is related to renting your property,  whilst still keeping you as involved as you would like to be.

Whether your plan is to achieve the best return on investment as a portfolio client, or making sure that your pension nest egg is carefully looked after, we accomplish this through regular property visits and proactive planned maintenance and refurbishment.

From one bed properties to five bed family homes we have the experience to look after them all successfully.  If you have an HMO property, or are considering converting one into an HMO, our specialist knowledge of this field is what you need.

Full Property Management

Our full management service includes the following areas of expertise…


  • Professional advice on presentation of your property for marketing purposes, including advice on furnishings and décor

  • Take photographs for advertising use

  • Comprehensive marketing via the internet on our website, Citylets, Lettingweb and Gumtree

  • Colour advert placed in our office window

  • Promoting your property to walk in tenants

  • New properties will be the featured property on our website for one week

  • Erection and removal of ‘TO LET’ board

Tenant Selection

  • Carry out viewings of the property with prospective tenants 6 days a week

  • Carry out informal tenant interviews

  • Check tenant references from previous landlords where applicable

  • Check guarantor references if required

  • Complete tenant referencing checks

Property Management

  • Dedicated Property Manager

  • Draw up a detailed inventory of all moveable furnishings and record condition of flooring, décor and garden/grounds

  • Organise transfer of utilities to tenants name

  • Inform Council of tenants details for Council Tax purposes

  • Arrange statutory Landlord Gas Safety Certificate

  • Arrange statutory Energy Performance Certificate

  • Arrange Electrical Safety Certificate

  • Instruct professional tradesmen to carry out required maintenance

  • Agree inventory and meter reading with incoming and outgoing tenants

  • Provide an accompanied ‘check in service’, which includes an in-depth information pack and also familiarising tenants with property heating, etc

  • Provide a copy of the Gas Safety and EPC to the tenants

  • Carry out regular property visits and provide a report to the landlord

  • Carry out Check Out Inspection and advise tenants of deductions from deposit

  • Organise any remedial works required at the end of a tenancy

Financial and Legal Management

  • Negotiate mutually acceptable terms of lease

  • Provide legally binding documents for lease agreement

  • Collect a security deposit

  • Submit deposits to a recognised Tenancy Deposit Scheme and administer this on behalf of the landlord

  • Collect rent from tenants

  • Lodge all evidence for deposit disputes at the end of the tenancy if required

  • Monitor tenancy agreement renewals and extensions

  • Ensure correct legal procedure is followed to end tenancy agreements

  • Prepare detailed monthly landlord statement

  • Provide electronic statements which are available online through our website

  • Provide details of reputable financial advisers who have expert knowledge of buy to let as required

  • Provide details of professional insurance services if required

  • Provide details of professional legal advice and information on conveyance services if required

  • Provide details of accountancy services for tax returns

This service includes the Marketing and Tenant Selection services as outlined in the Full Management Service with the following additional service:

HMO Management

We have a great deal of HMO experience and can manage the entire process for you.

Our service can include any or all of the following :

  • Advice on legislation

  • Application to local authority

  • Drawing up of A4 plans

  • Display of site notice

  • Liaise with council inspectors

  • Attend site visits with inspectors

  • Refurbishment advice to comply with the legislation

  • Project management of refurbishment (extra charge may apply)

Refurbishment Service

If your property requires a complete make over or if you need to get it ready for letting for the first time, we offer a complete service which can cover all aspects of work :
